Marysville Asbestos Removal & Abatement

Marysville Asbestos Removal tests and removes asbestos-containing materials from houses, mobile homes and small buildings in Marysville, Washington. The materials we are asked about most come out of the city’s 1970s and 1980s subdivisions: sprayed popcorn ceilings, paper-backed sheet vinyl, cement board siding and the wrap on old furnace ducts. Each project starts by deciding which survey the Puget Sound Clean Air Agency expects for your situation.

Census estimates date roughly seven in ten Marysville homes to 1980 or later, so the practical question is usually narrower than “is there asbestos here?”. It is whether this kitchen, ceiling or re-side reaches an older layer. Homeowners remodeling the house they occupy may do their own PSCAA survey, whereas a rental, a condo or a teardown calls for an accredited inspector. Waste has to leave Snohomish County, and we plan for that before work begins.

Asbestos testing and remodel abatement

Sampling should follow the remodel plan: the drywall being cut, the floor being lifted, the ceiling being opened. For an owner-occupied house that survey can be your own; for a rental or a sale-driven project done by contractors, an AHERA inspector signs it. Removal then covers only what the work will disturb, and anything left in place stays recorded.

Sprayed acoustic texture was common when much of north and east Marysville was being built, which is a good reason to sample it before scraping, but not proof of anything. PSCAA classes this surfacing as friable, so 48 square feet or more of positive texture means a notice before removal. Painted or water-stained ceilings change how the job is done.

Floor tile and sheet vinyl removal

Vinyl tile and its black mastic are nonfriable, so PSCAA requires no notice to remove them intact, while the paper backing on older sheet vinyl tears into friable fibers and is treated more strictly. Many kitchens hide both, one over the other. We sample each layer separately so the removal method matches what is actually there.

Mobile and manufactured home asbestos removal

About 7 percent of Marysville housing units are mobile homes, according to Census estimates. Ceiling panels, sheet flooring, roof coatings and duct wrap are the materials worth sampling before a remodel. Pulling out or scrapping a unit with more than 120 square feet of roof counts as demolition to PSCAA, which means an inspector’s survey and a 10-day notice first.

Asbestos siding and roofing removal

Cement asbestos-board shingles were widely used as cladding, and they sometimes turn up under later vinyl or wood. PSCAA counts cement asbestos products as friable, so the boards come off wet and whole, with nails pulled rather than snapped. PSCAA’s homeowner guidance lists asbestos roofing among nonfriable materials, which need no notice when removed intact.

Duct wrap and attic insulation removal

Furnace replacements and duct upgrades are where wrapped seams and paper duct insulation get disturbed in crawlspaces and attics. Pebble-like vermiculite fill is different: EPA advises treating it as if it contains asbestos and leaving it alone until a professional removes it. We schedule this work ahead of the HVAC or insulation contractor.

Demolition asbestos surveys

Tearing down a garage, shed or house in Marysville takes a city demolition permit, and PSCAA requires an AHERA inspector’s survey of the structure even for owner-occupants. Any building with more than 120 square feet of roof needs a demolition notice and a 10-day wait, whether or not asbestos is found. Friable material has to come out before the walls do.

Rentals, condominiums and small commercial buildings

For a rental house, a condo unit or a shop space, PSCAA requires a survey by an AHERA inspector before renovation and a certified abatement contractor for removal; neither tenants nor landlords may do it themselves. Notices follow project size, and L&I has its own notification for jobs over 48 square feet. Survey results must be shared with anyone who may touch the material.

From the first questions to a defined scope

How a Marysville asbestos project is planned

01

Match the remodel to the house’s materials

We start from what the work will open up, room by room, and list the suspect materials in its path. A 1978 build date makes sampling sensible; it does not tell anyone what the texture or flooring contains.

02

Choose the right survey

The self-survey is reserved for a family renovating the detached home it owns and occupies. For tenants’ homes, condos and anything being torn down, the survey belongs to an AHERA inspector, who alone can rule a suspect material negative on those jobs.

03

File notices only where they apply

PSCAA wants notice before friable removal of 10 linear feet or 48 square feet or more in a year, never for intact nonfriable removal, and always for demolition of a structure over 120 square feet of roof. Certified contractors also notify L&I once a job exceeds 48 square feet or 10 linear feet.

04

Plan disposal outside Snohomish County

Friable waste must reach an authorized site within 10 days of removal with a shipment record, and none of those sites is in this county. We arrange packaging, labels and the haul before the first bag is filled.

Asbestos waste has no drop-off point in Snohomish County

PSCAA’s facility list states plainly that no landfill or transfer station in Snohomish County is authorized to receive asbestos waste, and the county’s own waste rules turn it away. King County’s Cedar Hills site accepts only King County waste, and the Tacoma and Hidden Valley sites serve only Pierce County sources.

That leaves the facilities PSCAA lists as open to every county: Republic Services in Seattle, which wants double-bagged 6-mil packaging and a copy of the clean air agency notice, and Kitsap County’s Olympic View transfer station near Bremerton, by appointment with a shipment record. Hauling, paperwork and timing belong in the quote, not in a surprise afterward.

Marysville homes from the 1970s and 1980s

Marysville had about 5,500 residents in 1980. The first big wave of subdivisions replaced strawberry fields north and east of downtown during the 1970s and 1980s, and ACS estimates count roughly 3,800 homes from the 1970s and 3,000 from the 1980s, the decades most remodel questions come from.

Much of today’s city arrived later on paper than on the ground: 23 annexations between 2000 and 2006 and the 2009 North Marysville annexation brought in neighborhoods that were built under the county. A newer city address can sit on an older house, and the reverse is common too.

Serving Marysville, Lake Stevens and Arlington

Marysville Asbestos Removal works in Marysville, Washington and nearby Snohomish County communities, including Lake Stevens to the southeast and Arlington to the north across Smokey Point. Projects on parcels bordering the Tulalip Reservation start with a check of which agency regulates that land.

Frequently asked questions

Can I test my own Marysville home for asbestos?

Yes, if you own and live in the single-family house and you are remodeling rather than demolishing it. PSCAA publishes sampling guidance for that self-survey, and the samples still go to a laboratory. A rental, a condo or any demolition needs an AHERA inspector.

Do older mobile homes contain asbestos?

Some do and some do not, and neither the model year nor the look of a ceiling panel settles it. Sample the specific materials a repair or remodel will disturb, especially ceilings, flooring layers, roof coatings and duct wrap.

Where can I dispose of asbestos from Marysville?

Not anywhere in Snohomish County. PSCAA lists Republic Services in Seattle and Kitsap County’s Olympic View station as accepting waste from all counties; call ahead, since each has its own packaging, paperwork and appointment rules.

Which agency applies near the Tulalip Reservation?

PSCAA covers Snohomish County generally, while Washington’s Department of Ecology lists EPA Region 10 as the air authority for tribal lands. If your parcel is on or next to reservation land, confirm the responsible agency for that exact address before filing anything.
